56 - 60 Yonge Street Community Consultation
In spring 2025, the City received a development application at 56 - 60 Yonge Street. Following some revisions to the initial application, my office asked the applicant and City Planning to report back to the community and get some further feedback on the plan.

The proposal is for a redevelopment of a 12-storey office building at 60 Yonge Street with a 65-storey mixed-use building that includes a 5-storey base building, topped with a 61-storey residential tower, for an overall building height of 246.2 metres (including the mechanical penthouse). A total of approximately 58 square metres of retail space is proposed on the ground floor, as well as 649 new residential units.
The proposal includes modifications to the layout and uses within the existing buildings to create new amenity and non-residential spaces, which would result in the loss of 18 existing rental dwelling units that would be replaced elsewhere within the site as determined through the development review. The remaining 2,251 rental dwelling units are proposed to be retained, along with 1,828 square metres of existing non-residential space. The existing and proposed buildings would result in 649 dwelling units with a gross floor area of 958 square metres, 41,041 square metres of residential gross floor area and 3523 square metres of non-residential gross floor area, for a total gross floor area of 44,701 square metres across the site.
